Virtual home buying is the result of the market adapting to stay at home orders.


So what does it look like?


The thought of buying a home without walking through it is definitely unchartered waters. However, it is a process that can work if you are still looking to buy and want to take advantage of historically low-interest rates. Most people still need to walk through a home and fortunately, in Colorado, we will be allowed once again to provide individual showings beginning April 27th.

While still following social distancing guidelines, I will continue to handle the buying process virtually as much as possible for the safety of all.


VIRTUAL CONSULTATION


We will have a virtual meeting to discuss criteria of the type of home you are looking for, price range, location etc. We will then create a plan of action taking into consideration your timeline.







SETTING UP YOUR HOME SEARCH


Based on the information you provide I will set you up for daily listing alerts. You may choose to receive instant alerts, daily, weekly or monthly, again, depending on your timeline. Even if you are not looking to buy soon, I can still set you up for listing alerts!






IDENTIFY POTENTIAL HOMES - PROVIDE VIRTUAL TOURS AND SCHEDULE SHOWINGS


You will send to me homes that are of interest then I will provide you in-depth virtual tours of each property. From the virtual showings, you will identify the properties of most interest and I will schedule an individual showing for those properties. Each listing will have its own guidelines to follow for showings. My requirements are that you wear a mask, I will provide booties and sanitizer wipes as we walk through each property, keeping both you and the homeowners safe!



MAKING AN OFFER & ELECTRONIC SIGNING


All documents, including the offer will be signed through a secure electronic signing platform without ever having to leave your home. I will call and discuss what each document covers.






EARNEST MONEY DELIVERY


Once your offer has been accepted you can wire your earnest money or there will be other options depending on the Title Company that is being used. Some offices may begin opening early May to hand-deliver a check.







INSPECTION


Now that you are under contract an inspection of the home will be ordered. At this time you will be allowed to meet the inspector at the home to review the report and walk through the home. I will provide options to you in regard to Inspection Objections.




CLOSING


The closing can be completed 100% virtually or via drive-up closings depending on the type of services the Title Company provides. In house closings will begin to be more readily available and this will vary between each title company.








CONGRATULATIONS!


Welcome to your new home! The keys will be delivered to you upon closing being completed by all parties.

Yes, in fact, according to a recent survey by the National Association of Realtors (NAR), buyers are going under contract without seeing homes in person. 25% of surveyed Realtors said at least one buyer client had signed a deal without physically visiting the property, according to NAR's latest Economic Pulse Flash Survey.
