Selling A Home While Following Social Distancing Guidelines

Effective April 27th, real estate showings in Colorado can resume. It is important as a home seller to understand how a professional real estate agent can help you set up a process to keep your home safe.


In addition to all of the services I offer as a listing agent that include professional photography, a customized marketing, and ensuring you get the absolute best offer possible I have also implemented a process to stay within guideline orders of COVID-19.  This is for the safety of both you and buyers entering your home. Below is a brief outline of the process I will use to sell your home as quickly as possible for the best price.



VIRTUAL CONSULTATION

We will have a virtual meeting so I can learn what your goals are in selling your home. I will email ahead of time my Sellers Guide that includes the step by step process, a customized marketing plan, and documents required to prepare a home to list and will walk you through it. At this time, I will also gather key information to create a comprehensive Comparative Market Analysis for pricing your property.



DOCUMENTS REQUIRED FOR A NEW LISTING

We will sign all documents and agreements through a secure e-signature platform. Here is where guidelines for COVID-19 come into play with specific documents required now to list a home. Using a trusted professional real estate agent it important to help guide you through these new addendums to the real estate contract.




DETERMINE SHOWING INSTRUCTIONS AMID SOCIAL DISTANCING GUIDELINES

You and I will work together to set specific showing instructions. I will discuss in our initial virtual meeting my recommendations. Before COVID-19, I suggested a homeowner be as open and flexible as possible to allow showings. Now I propose a homeowner group times where showings are permitted during specific times, as well as other requirements that I believe are important to protect you while still allowing showings.


PROFESSIONAL PHOTOGRAPHY AND VIRTUAL TOURS

I have always used a professional photographer to showcase listings, but I now include in my standard marketing package 3D Matterport photography. Using 3-D allows a buyer to virtually walk through your home and encourages buyers to identify homes of interest before setting appointments to see a property.





CLOSING

The closing can be completed 100% virtually or via drive-up closings depending on the type of services the Title Company provides. Some title companies are still allowing in-person closings.
