1. Garage Door. Believe it or not, this curb-appeal enhancer will get you back almost every dollar you spent at 97.5% it when you sell your house. The average cost to replace a garage door is $3550.

2. Manufactured Stone Veneer. Replacing vinyl siding with stone veneer on part of your home, such as an entryway, is a big curb-appeal upgrade for your home and can yield an ROI of 95%. The average cost for this project is $8731.

3. Minor Kitchen Remodel. Creating a modern-looking and functional kitchen adds extra enjoyment into your daily routine, but potential buyers also see the intrinsic value in this kind of upgrade. A minor remodel might include replacing appliances with new, more energy-efficient models, reface cabinets with new shaker-style wood panels, install new countertops, replace hardware, install a new sink and faucet or add new flooring and repaint. With an 80.3% ROI this can be a more cost-effective option than embarking on a major kitchen remodel where you will see 60% - 62% ROI.

4. Deck Addition. Adding a deck to your home can provide expanded living space during the warmer months and buyers see a real value in this added space. A composite deck has an ROI of 69.1% versus a wood deck of 75.6%.

5. Siding Replacement. If your siding has become old and dilapidated, you can expect to recoup 75.4% of your cost to replace it with new siding.
