December 2022 Homes Sales in Northern Colorado

The December Homes Sales report is in! Below you will see how communities in Northern Colorado performed for December 2022 as compared to this time one year ago.










Seeing numbers like the number of homes for sale increase by 80% - 200%+ can be misleading. This is compared to December 2021 when there were historically low number of homes for sale. The key number to watch is Months Supply. Months' supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace. Historically, six months of supply is associated with moderate price appreciation, and a lower level of months' supply tends to push prices up more rapidly according to the National Association of Realtors®. Northern Colorado still has an extremely low number of months supply inventory. Larimer and Weld County are sitting at 1.7. For Larimer County, that is a 240% increase from last December, was at 0.5 months supply.
